Who we are looking for
We are looking for a Project Manager to lead the projects that are under development in Portugal with high consternation in the Greater Porto area. This high-level position in our company requires an innovative and dynamic professional to join our Porto office. The role interacts with all departments: sales, project, construction, and management, and has a clear track for potential partnerships in the company. The Project Manager will be expected to oversee all development processes including from feasibility, to permitting, procurement of suppliers, government relations and make strategic decisions with the management team for the firm’s projects.

Responsibilities

Feasibility
Provide planning feasibility analyses
Provide initial soft/hard costs estimation
Obtain necessary documents and surveys for closing due diligence process with equity and investor partners
Make recommendations to management team regarding project feasibility

Planning
Coordinate/Secure all entitlements- PIP, Architectural License, building permits, etc.
Serve as a primary point of contact with public agencies
Managing design process to ensure compliance with city hall requirements

Project Development
Management RFP and procurement of design consultant teams
Review design proposals to promote the best fit and highest use for each project
Prepare and maintain project development budget and timeline
Coordinate and distribute information to construction, finance, property management, sales, accounting when appropriate
Collaborate with design teams in deliverables needed throughout the lifecycle of the project
Monitor construction progress, review construction drawings, review construction change orders

Qualifications

Degree in engineering, architecture, or project management

10 years of relevant experience in project management with local expertise, exceptional candidates with less experience can be considered

Excellent knowledge of Portugal’s building codes, licensing procedures, construction solutions, and environmental standards and policies

Solid network to navigate local city halls

Advanced MS Excel skills

Advanced communication skills in both Portuguese and English (spoken and written)

Knowledge in real estate finance is a plus

Certificates of quantity surveyors or project management is a plus

Soft Skills

Ability to take the initiative in response to direction or instruction, proactive and flexible

Excellent leadership, communication, organization, interpersonal and time management skills

Analytical and problem-solving skills

Positive attitude coupled with strong work ethic and self motivation

Ability to work well under pressure and meet deadlines

Responsibilities

Client and lead management

Coordinate client requests between sales team and architecture team before, during, and post-sales

Coordinate contract negotiations with legal department 

Contract management: prepare, fill-in and crosscheck contract information

Payment management: update real-time sales data, track and send payment reminders, coordinate with the accounting team for payment and invoice

Client communications: assist in sending various communications including newsletters and reports 

Translation between English and Portuguese / Portuguese and English

Assist sales management in all sales-related tasks if needed 

Assist lead management and communication with potential leads via newsletters

Qualifications

Proficiency in Microsoft Office

Minimum 5 years of experience

Excellent writing and speaking skills in English and Portuguese is required

Soft Skills

Excellent communication, organizational, interpersonal, and time management skills

High-level attention to detail 

Relevant experience in sales support and real estate market experience is a plus

Any experience from contract management and or architect background is a plus

Excellent excel skills and ability to quickly transform and understand data

Ability to take the initiative in response to direction or instruction, proactive and flexible
